3 Sphere had outgrown their flexible office and wanted to transition to a bigger space with dedicated meeting rooms and kitchen. It was important to remain close to Liverpool Street station and commit to a contract for no longer than 3 years. Their existing contract had 4 months remaining until expiry so there was an acute time pressure.
We viewed several managed and leased offices but the decision was made to focus on leased space due to the benefits of branding, personalisation and possibility of taking a larger space when compared to managed options. We viewed a variety of leased spaces that required a fit out and some that had an existing fit out in-situ.
We successfully acquired the 7th floor at 19 Great Winchester Street which had a high quality fit out in-situ and benefits from an excellent external terrace for hosting client events. We negotiated the commercial package and stayed involved throughout the legal process to ensure they were able to move in prior to the expiry of their existing contract.
