To spearhead Impact Working's expansion and acquire buildings with excellent sustainability credentials in important economic hubs, across the UK. Our role including identifying suitable target locations, searching for suitable opportunities between 15-25,000 sq. ft., advising on deal structure and handling all negotiations.

Journey

Reading was identified as a suitable target location and following a thorough review and market search, we identified an off-market opportunity at R+, a highly sustainable building, just 50 yards from Reading train station, connecting Bristol and London. We carried out several financial appraisals of the building and assessed the feasibility from a design perspective with third party contractors. We engaged with the Landlord to agree a deal structure that worked for both parties.

Result

We negotiated an innovative long term lease structure with the landlord, Oval Real Estate, that enables Impact Working to operate the Ground Floor of the building. Impact's space will include 293 desks, four meeting rooms, six private telephone booths, a wellness studio and 3,000 sq. ft. of communal space.
